Frequently asked questions

Short version: we make a bona fide cash offer at the price your home would go under contract for within about 45 days if listed today, we buy most homes as-is, and closing typically takes 30 to 45 days. If you don’t accept, nothing happens.

Are you trying to list my house?

No, I’m not trying to list your house. We’re making a bona fide cash offer to buy your home directly. That offer is based on the price the market would realistically act on today.

What you choose to do with that information is completely up to you. Some sellers take the cash offer for certainty and speed. Others use that same price to list the home, either with a local expert we work with or with their own Realtor, and expect it to be under contract within about 45 days. My role is to give you clarity first, not push you into a listing.

How do you determine the price of your cash offer?

Our Fair Market Cash Offer is based on the price your home would realistically need to be listed at today to go under contract within 45 days or less, based on:

  • Recent comparable sales
  • Current buyer demand
  • Days-on-market trends
  • Condition and location

This is not aspirational pricing; it reflects where the market actually acts.

How long does it take to close if I accept the cash offer?

Closings typically occur within 30 to 45 days, depending on your preferred timeline. We can often accommodate flexible closing dates if you need more time to plan your next move.

Are there any requirements for you to be able to buy my house?

Yes, there are a few basic requirements:

  • Listing status: the property must not be actively listed on the MLS, and there cannot be an existing listing agreement involved in our transaction.
  • Price range: we typically purchase homes priced up to approximately $1.3 million. That said, we’re happy to review higher-priced properties on a case-by-case basis.
  • Property type: the home must be a single-family residence or a condominium. We do not purchase mobile homes or vacant land.
  • Rental viability: the property must be in a condition that allows it to be rented after purchase, with reasonable improvements if needed.
  • Property review: an in-person walkthrough is required before a final cash offer is made, so we can confirm condition and details.

What condition does my home need to be in?

We purchase homes in almost any condition. There is nothing we are going to require that you do. We evaluate the property as-is and factor condition into the offer.

Are there any fees or commissions if I sell to you?

Yes. They are the same fees you would typically pay when you sell with a traditional listing. Your buying specialist walks you through them before you decide anything.

How is a cash offer different from listing my home?

A cash offer provides certainty. Listing a home involves:

  • Showings
  • Buyer financing risk
  • Appraisals
  • Inspections
  • Possible price reductions

A cash sale removes uncertainty and replaces it with a known outcome and timeline. Some sellers value speed and certainty; others prefer to test the market. Both are valid options.

What happens if I don’t accept the cash offer?

Nothing at all. You are free to:

  • List the home
  • Stay where you are
  • Revisit options later

Many sellers still find value in knowing the price the market would realistically support today, even if they don’t sell to us.

Who is buying my house?

Your home is purchased directly by John A Demitri Jr LLC, which operates Cash For My House. John A Demitri Jr LLC is the buyer named on the purchase agreement and the company that completes the transaction at closing.

Will you assign the contract or sell it to someone else?

No. We do not assign contracts or wholesale properties. The entity on the purchase agreement is the entity that closes.

Where does the cash come from?

Homes are purchased with funds allocated for real estate acquisitions by John A Demitri Jr LLC, so we can close without financing delays.

Do I need to clean out the house or remove everything?

Not necessarily. Many sellers leave unwanted items behind, and we can often accommodate that. Specific details are discussed during the walkthrough so expectations are clear.

What if I already have a Realtor I trust?

That’s perfectly fine. You are free to work with any Realtor you choose. The pricing information we provide can still be useful in deciding how to move forward. Just curious: would that be the same Realtor who did not get your home sold when it was last listed?

Why wouldn’t I just list my home instead?

Listing may result in a higher price, but it also comes with time, uncertainty and risk. A cash offer trades potential upside for:

  • Speed
  • Certainty
  • Fewer moving parts

Which option is best depends on your priorities.

What happens after I accept the offer?

Once the offer is accepted:

  • We open escrow
  • Finalize paperwork
  • Complete a final walkthrough
  • Close on the agreed timeline

You’ll know exactly what to expect at each step.

Is this a good option if I’m not in a rush?

It can be. Even sellers who aren’t rushed often value knowing the price that would actually move their home today. Whether you act now or later is entirely your decision.

Is Demitri a licensed Realtor?

Yes, Demitri is a licensed Realtor in Florida. In this situation, though, we are acting as a buyer, not as your agent. The property would be purchased by John A Demitri Jr LLC. We may work with licensed local real estate professionals who assist in a limited capacity to provide market insight or help coordinate the transaction. They are independent and are not employees, agents, partners or members of John A Demitri Jr LLC, and no agency relationship is created.
